Living in Bethel Park, PA: Community Guide & Homes

A South Hills of Pittsburgh guide to Bethel Park

Living in Bethel Park, PA: a South Hills guide

I have many friends and clients in Bethel Park, and it's part of my own family's story too. My father-in-law was a regular at Danny's Pizza and Hoagies, my husband grew up going there, and now we take our kids.

This is the guide I'd hand a friend who's thinking about moving to Bethel Park. It covers the homes, the schools (including the brand-new elementary school), the parks and trails, and the honest details I'd want to know before buying here.

What is Bethel Park like?

Bethel Park feels a lot like Peters Township, but it's in Allegheny County, and it's more affordable than Upper St. Clair. You can still find a larger four-bedroom home here without going over $700,000, which matters to a lot of families. That combination of space, value, and an Allegheny County address is a big draw.

The other big difference is the T. Unlike Peters Township, Bethel Park has light rail stations right in town, so many people who work Downtown live here and ride the T to work. That's part of the town's history, too: Bethel Park grew up as an early streetcar suburb once the interurban lines reached it in the early 1900s. It's named for Bethel Presbyterian Church.

Homes in Bethel Park

Bethel Park works as both a first-home market and a move-up market, which isn't true of every South Hills community. Buyers who would be stretching in Upper St. Clair can often find more space here for the same budget.

As on my other neighborhood pages, you won't find a single median price here, because one number can't describe homes this varied. Tell me what you're picturing, and I'll pull recent sales for homes just like it.

Bethel Park neighborhoods

Bethel Park is made up of many plans, each with its own feel. One that everyone in town knows is Boxer Heights, where the streets are named after dog breeds, like Boxer, Beagle, and Airedale.

Everyday life and shopping

South Hills Village straddles Bethel Park and Upper St. Clair, and it's so easy to get to. The Route 88 corridor adds more shopping, from the Millennium Shops to South Park Shops.

Where I'd send a friend

  • Reginald's Coffee: You have to go here for your morning coffee. It's inside the restored schoolhouse that's now the Schoolhouse Arts & History Center, and everything is delicious. They feature special breakfasts, and on Saturdays they have Oram's Donuts, the legendary donuts from Beaver Falls. The line starts at 7:30, and you'll see my kids standing in it, rain or snow, because they love being the first ones in. The donuts sell out quickly, but you can pre-order a dozen online. My kids also love the old trolley car out front; I have so many photos of them hanging out on it.
  • Danny's Pizza and Hoagies: A Bethel Park institution on Library Road since 1959. It's my husband's childhood spot, and we all have our orders: the bacon chicken ranch hoagie is my favorite, my kids love the cheesesteak, and my husband's go-to is the Italian.
  • Spoonwood Brewing: A true local favorite, and kids love it too. There's something for everyone.

Parks, trails, and recreation

For families who love being outside, Bethel Park has a lot to offer:

  • South Park: Part of Allegheny County's 2,013-acre South Park, the largest recreation area in the South Hills, sits within Bethel Park. Did you know it has live bison? A herd has lived in the park's Game Preserve since 1927, and there are peacocks too. My kids adored visiting them when they were little.
  • The Montour Trail: Bethel Park has its own branch of the trail, with access points on Logan Road, Clifton Road, East McMurray Road, and Limestone Drive.
  • Municipal parks: 14 parks, including 40-acre Millennium Park and Simmons Park off Clifton Road.
  • The Splash Park: opened in 2024 at Park Avenue, next to the Bethel Park Community Center.

Schools in Bethel Park: a brand-new elementary school

The biggest change in Bethel Park right now is its schools. In fall 2026, the district opened the new Bethel Park Elementary School off Kings School Road, a $133 million building for every student in kindergarten through fifth grade. It replaced the district's five neighborhood elementary schools (Abraham Lincoln, Benjamin Franklin, George Washington, Memorial, and William Penn) and Neil Armstrong Middle School, which all closed in June 2026.

The district now has three schools:

  • Bethel Park Elementary School: grades K–5
  • Independence Middle School: grades 6–8, renovated to add sixth grade
  • Bethel Park High School: grades 9–12

So far, families love the new school. The district runs school buses, and because every student now attends the same school at every grade level, there's no elementary boundary to check when you buy.

Getting around: the commute

The T is one of Bethel Park's biggest advantages. The Red, Blue, and Silver lines all run through town, with stations including Washington Junction and South Hills Village, the end of the Red and Blue lines, and people really do use it. By car, Downtown is about 35 to 40 minutes.

Moving from out of town? My Relocating to Pittsburgh guide covers the bigger picture.

Buying a home in Bethel Park

Here's what I always tell buyers about Bethel Park:

  • You get quick access to Downtown via the T, which you can't get in Peters Township.
  • Housing is still affordable. Compare what you get in Bethel Park with Upper St. Clair at the same price.
  • You're in Allegheny County, and you have space. For a lot of families, that's huge.
  • South Park is right there, bison and all.

Bethel Park vs. nearby towns

Bethel Park borders Mt. Lebanon, Upper St. Clair, and Peters Township, and buyers often compare all four. Bethel Park feels a lot like Peters but stays in Allegheny County, it's more affordable than Upper St. Clair, and it has far more T access than either. Mt. Lebanon is older, more compact, and walkable. South Fayette is another option for buyers weighing space, price, and commute.

Thinking about Bethel Park? Let's talk.

I'm Lauren Coulter, a Howard Hanna agent. I've lived next door in Mt. Lebanon since 2010, and Bethel Park is part of my family's story. Whether you're weighing a move here or wondering what your home would sell for, I'd be glad to talk it through.
